Description:

Rough Cleaning – Residential

Scope Overview

  • The Rough Cleaning shall prepare apartment units for punch work, inspections, flooring installation, appliance installation, and remaining finish trades. This service focuses on removing construction dust, debris, and trash while preserving all floor protection materials.
  • Floor protection paper, Ram Board, cardboard, and other protective coverings shall remain in place and shall not be removed during this phase.
  • Window cleaning is specifically excluded from this scope.

Debris Removal

  • Collect and remove loose construction debris from unit interiors.
  • Remove cardboard, plastic wrap, packaging materials, tape scraps, and miscellaneous trash.
  • Remove empty boxes and discarded trade materials.
  • Consolidate debris into contractor-designated disposal locations.
  • Leave all trade tools, equipment, and materials untouched.

Dust Removal

  • Remove heavy construction dust from all accessible surfaces.
  • Dust horizontal and vertical surfaces.
  • Remove cobwebs from corners and ceiling areas.
  • Remove dust accumulation from ledges, soffits, and bulkheads.

Walls and Trim

  • Dust walls as needed.
  • Remove construction dust from baseboards.
  • Wipe door casings and trim.
  • Dust window sills and tracks (window glass excluded).

Doors and Hardware

  • Wipe both sides of doors.
  • Clean door frames.
  • Dust hinges and hardware.

Electrical Components

  • Dust outlet covers.
  • Dust switch plates.
  • Remove dust from accessible electrical trim components.

Floors

  • Vacuum exposed floor protection.
  • Remove loose debris from floor protection.
  • Clean corners and perimeter areas.
  • Floor protection shall remain in place.

Cabinetry

  • Remove dust from cabinet exteriors.
  • Dust cabinet interiors where accessible.
  • Vacuum cabinet shelves.
  • Remove labels and loose packaging materials.

Countertops

  • Remove construction dust.
  • Wipe accessible countertop surfaces.

Sink Areas

  • Clean sink basin.
  • Remove dust from plumbing fixtures.
  • Remove labels and protective films where authorized.

Appliance Locations

  • Remove debris from appliance openings.
  • Vacuum accessible areas designated for future appliance installation.

Tubs and Showers

  • Remove dust from accessories and hardware.

Closets

  • Remove debris.
  • Vacuum floors and floor protection.
  • Dust shelving.

Laundry Areas

  • Remove debris from appliance locations.
  • Dust plumbing and electrical connections.
  • Vacuum floor protection.
  • Clean surrounding walls and trim.

Ceilings

  • Remove cobwebs.

Completion Standard

Upon completion, apartment units shall be free of loose construction debris, trash, packaging materials, and excessive dust accumulations. All accessible surfaces shall be dusted and vacuumed. Floor protection shall remain intact and undisturbed. Units shall be prepared for inspections, punch-list activities, and remaining finish trades.
